Over $100,000 Equity with Less Than $1500 Out of Pocket!
Cindy Moore, and her husband Jarrett, of Las Vegas, had no previous building experience when she decided to enter our owner-builder program in January of 2003. She convinced her husband Jarrett to give it a try. They had just bought a terrific lot in a desirable area and called us to learn how our owner-builder financing program worked. After a little research, they decided to apply and were soon approved for a construction to permanent loan. They found a wonderful 3000 square foot home plan on an on-line plan site and began collecting bids from various subcontractors in the area. While they collected bids, we ordered an appraisal from a local appraiser. We worked with them to review the bids and fine-tune the budget. We soon had a total budget for land payoff, permits and all related building costs for $380,000. The appraisal for their chosen house plan, on their chosen land, came in at $492,000 - over $100,000 of instant equity by acting as their own contractor! In April of 2003 they closed on the construction to permanent loan. In December 2003, the family of four moved into their new home in time to enjoy the holidays.

"We decided we had out-grown our current house and started shopping for land outside of town. But the credit union wouldn't even consider lending us 100% of the construction costs and laughed when asked to be our own contractor. We didn't have to accept someone else's tastes, we could choose the exact house plan, the exact interior and everything. Then, when I found out we were going to do it AND save over $100,0000, I nearly fainted. It was a great experience.
