If you answered “yes” to these questions, you should consider our owner-builder program. You will have the flexibility to decide exactly how your home will be built – with your choice of materials and your choice of sub-contractors. You can even do some or all of the work yourself (although we don’t require you to ever pick up a saw or a hammer if you don’t want to!).
 
We don’t charge “Consulting Fees” like many owner builder programs. But that doesn’t mean that we don’t offer you our support and expertise from the start of your planning until the last nail is hammered. We will be with you every step of the way. In fact, we allow you to decide on the level of support you want from us. Need us to review bids with you? No problem. Have a question on anything from draws to roof framing while you're building? No problem. Want us to leave you alone and let you build? No problem. You see, we understand that most owner-builders are self-motivated and capable people. We will be here for you throughout your project, but we won’t get in the way of your progress. You decide how much you need us and we wont charge you an extra penny for our support.

What do you need to Qualify?

Like any loan you may apply for, we require our owner-builders to qualify for a mortgage. Typically, you must be credit worthy and have an income that qualifies for the size and cost of the home you wish to build. The exact requirements will vary slightly depending on the loan size you are seeking. We will be glad to discuss your specific situation with you and determine whether you qualify for our program. Remember, being an owner-builder is not for everyone. In addition to income and credit qualifications, we also qualify you based on your motivation and desire to build your home your way. We don’t expect you to build the home yourself or even to have the experience to build an entire home yourself. Our owner-builders will be required to have someone local to act as an on-site supervisor. This person does not have to be a licensed contractor, but should be able to demonstrate construction experience. If you have any trouble at all with finding such a person, speak to us, as we can assist you.


The Process – From Start to Finish

Once you have identified the land you want to build on and the home plan you want to build, we will work with you in determining your final building budget and insure that it fits within our program’s guidelines. You will be responsible for obtaining all bids and quotes, as you are the GC on the job. We will be glad to review bids as you need and offer any assistance necessary to help insure you have a properly budgeted project.

While you are collecting bids and meeting with potential sub-contractors, we will be working for you behind the scenes obtaining an appraisal and title work for your project, as well as assisting you with obtaining the proper insurance and documentation necessary for the loan. Only after all these steps are complete can you “close” on the loan. This would be your one and only closing in the process. Typically, you will “lock” in your construction rate for the term of construction (up to 18 months if you want) and will be able to decide on the type of permanent loan you wish to have as well (such as a 30 year fixed, adjustable rate, interest only rate, etc..).  Please be sure to read our discussion of how Construction to Permanent loans and rates work on the “Getting Started” page Here.

While building, we will remain available to you to help with both construction-related questions as well as loan-related questions. Once construction is complete, we will assist you with anything you need related to your final “permanent” loan.
