Using a Builder or General Contractor
Generally, those who hire a GC to build their home are looking for a 'turn-key" job and wish to be involved in only the initial decision making process. You choose many of the finish items and final touches and leave the bigger decisions to the builder. The day to day responsibilities and headaches become the builder's responsibility. You just move in and enjoy your new home.
Many construction loans require that the Builder or General Contractor you wish to use be qualified as well as you. Some of the things that may be required are:
- The Builder's license and resume. Many loans require that the builder be licensed (Class A) and has a certain amount of experience.
- The Builder's credit scores. In addition to approving your credit scores, some loans will also look at the credit worthiness of the builder.
- The Builder's financial statements. Many loans will require that the builder prove his financial well-being prior to being approved to build your home.
- A sample of the Builder's fixed price contract.
